LANDLORD HORROR STORIES

 
A PERFECT TENANT
 
I had a spacious two bedroom home built around the early 1900s with a terraced veranda and behind a beautiful front garden. The type of home that would attract pleasant and mature tenants (or so we thought). When the house was put on the market to lease, one potential lady stood apart from the rest of the tenant applicants early on. She was always polite and friendly. Her son and his young family had moved into the neighbourhood just prior and she thought she'd like to be closer to her son and grandchildren. In my opinion she was the perfect tenant.

Following the application process, came the time to move into the property. I offered to help with the move and make her feel welcome however during the move, a thought had crossed my mind that she had particularly more possessions in boxes and suitcases than usual for an older lady living alone and about to move into a two bedroom home. Initially, I didn't think much of it and carried on with the belief that she was just holding some stuff for her son.

The lady was always up to date with rent payments. At that time, the property manager and myself were of the belief that regular inspections of the property were of minimal priority for this "perfect tenant" (we were wrong to think so). Some two years have passed since I helped the lady move into my home and was horrified during my first inspection that the perfect tenant I leased my precious home to was a 'horrendous hoarder'.

What used to be my living room was now a sea of garbage filled to chest height. The Kitchen was littered with old milk and juice bottles, the stench of expired food was overwhelming almost as if every meal the lady had consumed in the past two years was half eaten and the rest tossed in the corner. The state of the bathroom was even worse still and to top it all off insects, ants and cockroaches were seen crawling almost everywhere. The resident cat which didn't even belong to the tenant occupied one of the bedrooms and was incredibly territorial.

Clean up costs ran into the thousands of dollars very quickly. This perfect tenant was not what she appeared to be initially.
